What is a CDD fee?
A Community Development District (CDD) fee helps repay the bonds that funded the roads, utilities, and amenities in a planned community, and it’s common in newer developments like Nocatee. CDDs are authorized under Florida Statutes Chapter 190.
The fee can add hundreds of dollars a month and usually isn’t reflected in the list price, so it belongs in your budget from day one.
How much is homeowners insurance in Jacksonville?
It varies widely, but Florida has among the highest average home-insurance premiums in the country, according to 2026 rate analyses from Bankrate and Insurance.com. Your cost depends heavily on flood zone, roof age, and the year the home was built.
